Can we use the First Home Guarantee if only one of us is a permanent resident?

Possibly. The guarantee requires each borrower to be an Australian citizen or permanent resident, so a couple with one temporary resident may need a different structure, such as the eligible partner as sole borrower if their income supports it. We look at both incomes, both visas and the deposit before recommending one.

Is a Strathfield apartment above $800,000 still cheaper in duty for a first home buyer?

Yes, up to $1,000,000. The First Home Buyers Assistance Scheme concession tapers between $800,001 and $1,000,000, so the closer the price is to $800,000 the bigger the saving. Above $1,000,000 you pay standard duty. Revenue NSW has the current rules.

Do lenders treat heritage houses in Strathfield differently?

Not in policy terms, but the valuation can be more conservative and some lenders want a valuer with heritage experience. Restrictions on demolition or extension also limit future development, which valuers take into account. We flag this before you exchange so the loan amount does not come up short at settlement.

How does a large gift from family overseas affect my application?

Lenders accept gifted deposits from close family with a signed gift letter and a bank statement trail. Money that arrived recently from overseas is not genuine savings, so some lenders also want 5% of the price saved in your own name over three months.
