In short: GNT Finance is an independent mortgage broker serving Hornsby and the upper north shore by phone, video and e-signature. We compare a national lender panel for first home buyers using the Sydney $1,500,000 First Home Guarantee cap, upgraders in Thornleigh or Berowra, and owners refinancing. There is no cost to you for our home-loan service in most cases.

Hornsby is where the upper north shore meets the bush. The North Shore and Main Northern lines converge at Hornsby station, Westfield Hornsby and the hospital anchor the town centre, and within a few streets the apartment towers give way to leafy family blocks running out to Berowra Valley National Park. That mix is why buyers here need a lender matched to the property, not just to their income.

What Hornsby buyers are financing

The west side of the railway, around Westfield Hornsby and the Pacific Highway, is dominated by apartments, from older walk-up blocks to newer towers near the station. Lenders treat apartments differently, restricting small units or applying lower maximum loan-to-value ratios in high-density postcodes, so we check policy before you sign.

East of the line, and north through Waitara, Asquith, Mount Colah and Mount Kuring-gai, the stock is mostly detached family homes on generous, often sloping bushland blocks, with Thornleigh and Normanhurst running south into the Pennant Hills corridor. In Berowra and Cowan, bushfire-prone land classification is common and affects valuation and insurance.

Worked example: a first home in Hornsby

Say you buy a two-bedroom apartment near Hornsby station for $780,000.

  • Transfer duty: nil, because the price is under the $800,000 exemption threshold. Check other prices in the NSW-ready stamp duty calculator.
  • Deposit under the First Home Guarantee: 5% of $780,000, or $39,000, with no LMI.
  • Loan: $741,000. For illustration, at 6.00% p.a. over 30 years the repayment is about $4,443 a month.

A four-bedroom house in Thornleigh at $1,400,000 still fits under the $1,500,000 guarantee cap with a $70,000 deposit, but the $1,330,000 loan costs about $7,974 a month on the same illustration and duty applies in full, so a larger deposit is often the smarter route. The borrowing power calculator shows what the 3 percentage point assessment buffer does to your ceiling.

Upgrading, refinancing and investing on the upper north shore

Many Hornsby clients bought an apartment years ago and now want a house in Asquith or Mount Colah. If the purchase settles first, a bridging loan carries both; if you keep the apartment as a rental, it becomes an investment property loan and lenders count a shaded share of the rent. Owners on older rates should test a refinance in the refinance calculator; the equity Hornsby houses have built usually makes the switch pay quickly.

How GNT Finance works with Hornsby clients

We are based at 23 Astbury Crescent, Mickleham, in Melbourne's north, with a national lender panel, so a Hornsby application looks the same to a bank as one from a broker down the road. Everything runs by phone, video and secure upload, with e-signature and evening calls. Gorakh Timilsina spent years as a senior credit officer before founding GNT Finance, so files are prepared the way an assessor wants to read them. We also work in Nepali.

Nearby areas

We also help buyers in Chatswood, Castle Hill, Rouse Hill and the Central Coast, along with the rest of Sydney and New South Wales.

Frequently asked questions

Does the $1,500,000 First Home Guarantee cap cover Hornsby?

Yes. Hornsby Shire is part of Greater Sydney, so the $1,500,000 Sydney cap applies at the time of writing, not the $800,000 regional cap. You still need to be an owner-occupier, a citizen or permanent resident, and not have owned property in Australia in the last 10 years. Check the address at housingaustralia.gov.au first.

Will a lender finance a small apartment near Hornsby station?

Usually, but policy varies. Several lenders set a minimum floor area or a lower maximum loan-to-value ratio for units in high-density postcodes, and some exclude studios. We match the property to a lender that accepts it before you pay for a strata report, so a valuation shortfall does not test your subject to finance clause.

Does bushfire-prone land in Berowra affect my loan?

It can. Lenders still lend on a standard home in a bushfire-prone area, but the valuer notes the classification and the lender may require evidence of insurance before settlement. Higher premiums flow into your living expenses for serviceability, so we flag it early.

Can I use a guarantor to buy in Hornsby without LMI?

Yes. A parent with equity in their own home can guarantee part of your loan, which can lift your effective deposit past 20% and remove LMI even on a $1,400,000 house. Lenders release the guarantee once your loan-to-value ratio falls below 80%. See our guarantor home loans page.
