Harris Park covers well under a square kilometre on the southern side of the Parramatta River, a few minutes' walk from Parramatta Square, with its own station on the western rail corridor.

A suburb built almost entirely on strata

Wigram Street and Marion Street give Harris Park its character, with a dense concentration of Indian and South Asian restaurants, grocers and jewellers that draws people from across Sydney. Behind the retail strip the housing is overwhelmingly apartments: 1970s walk-ups, 1990s and 2000s mid-rise, and a growing number of post-2010 towers, plus a small number of retained Victorian and Federation cottages, some heritage-listed.

Because Harris Park shares postcode 2150 with the Parramatta CBD, lenders treat it under the same high-density settings they apply to the towers around Church Street. That is the single most important thing to understand before you make an offer.

Worked example: the 50 square metre line

Say you are buying a one-bedroom Harris Park apartment at $560,000 with an internal area of 48 square metres.

  • Transfer duty: at the time of writing an eligible first home buyer pays no NSW transfer duty up to $800,000 under the First Home Buyers Assistance Scheme, so duty here is nil. Confirm with Revenue NSW.
  • At a lender with no floor-area restriction and 95% LVR: deposit $28,000, loan $532,000. For illustration, at 6.00% p.a. over 30 years that is about $3,190 a month.
  • At a lender applying a 50 square metre minimum and dropping to 70% LVR: deposit $168,000, loan $392,000, about $2,350 a month.
  • The difference in deposit is $140,000 on an identical property. Nothing about your income changed.

At 80% LVR the loan would be $448,000, about $2,686 a month for illustration, with no LMI. The lender assesses all of these at 6.00% plus the 3 percentage point APRA buffer, so roughly a third more than the real repayment. Run yours on the borrowing power calculator.

Buyers on visas and recent arrivals

Harris Park has a large and long-established Indian community, and a Sri Lankan and wider South Asian presence alongside it. Many of the buyers we work with here are in one of three positions:

  • Temporary residents. The federal ban on temporary residents buying established dwellings applies; permanent residents are exempt. Investors in a rental market this deep

Lenders count only part of the appraised rent, commonly 70 to 80%, and still apply the full buffer, so a strong yield does less for your borrowing power than the gross figure suggests. How do I find the real internal floor area of a Harris Park unit?

Ask the agent for the strata plan, not the marketing brochure. The strata plan shows the lot boundaries, and the internal living area is measured without the balcony, courtyard or car space. A unit advertised as 62 square metres can easily be 47 internally, which puts it under the common 50 square metre threshold at several lenders.

Can a temporary resident buy an apartment in Harris Park?

Not an established one. The federal ban on temporary residents purchasing established dwellings applies, while permanent residents are exempt. New dwellings are treated differently and still require FIRB approval, and the 9% NSW foreign purchaser surcharge usually applies on top of ordinary duty. Check your specific visa position before you commit.

Why would a lender decline a building rather than a borrower?

Lenders limit how much money they will have tied up in any single complex, so a large tower can reach a lender's internal cap. When that happens the decline is about concentration risk, not about you. A broker with a national panel simply moves the application to a lender with room in that building.

Does a gifted deposit from family overseas cause problems?

It is common and usually straightforward, but the paperwork matters. Lenders want a signed gift letter confirming the money is not repayable, plus evidence of where the funds came from and how they arrived. Start gathering statements early, and make sure any transfer complies with the law in the country it leaves.
