Building in Box Hill or The Gables

A Box Hill package is two contracts: land that settles first and a build paid in progress payments. Interest runs only on what has been drawn, the lender values the finished home rather than adding the two contracts, and that valuation can come in below cost in a young estate. Some lenders also cap lending in any one estate. Does the First Home Guarantee cover a $1,100,000 house in Rouse Hill?

Yes, provided you qualify. The Sydney price cap is $1,500,000 at the time of writing, there is no income cap, and you need a 5% deposit, owner-occupier intent, citizenship or permanent residency, and no property ownership in Australia in the past 10 years. Can I get the $10,000 grant on a Box Hill house-and-land package?

Only if the combined land and build cost is $750,000 or less, which is hard in Box Hill but possible on a small lot with a compact home. Vacant land duty relief for first home buyers is separate, with an exemption to $350,000 and a concession to $450,000. Check both with Revenue NSW.

Why did the valuation on my new build come in low?

Valuers in new estates have limited resale evidence and often value the finished house below the sum of the land and build contracts, especially when upgrades and landscaping are in the price. You then need extra deposit to cover the gap. We stress-test the numbers before you sign.

Is an off-the-plan Tallawong apartment a good first home?
