The Central Coast is Sydney's overflow valve. Up the M1, or over the Hawkesbury on the Central Coast line, it offers waterfront, bushland and beach living at prices that still make sense to households leaving the city, with its own economy around Gosford Hospital, Erina and Tuggerah.

Housing from the Peninsula to the north

The Woy Woy peninsula, Umina and Ettalong, has fibro cottages and rebuilt beach homes. Gosford mixes new apartments near the station and hospital with older homes on the hills, Wyoming, Narara and Kariong give families more space, and Erina and Terrigal are the premium coast.

North of Gosford, the Wyong end is more affordable. Wyong, Tuggerah and The Entrance have established homes, and the Warnervale growth area is where house-and-land packages are concentrated. Building there means a construction loan drawn in stages, and a first home buyer's new build under $750,000 attracts the $10,000 grant. Low-lying land around Tuggerah Lakes can be flood-prone, which affects valuation and insurance.

The Central Coast is counted as part of the Greater Sydney area for statistical purposes, and at the time of writing we understand the $1,500,000 Sydney cap applies rather than the $800,000 regional cap, but confirm the address at housingaustralia.gov.au before you rely on it. Check duty thresholds with Revenue NSW.

Worked example: a first home in Wyoming

Say you buy a three-bedroom house in Wyoming for $850,000.

  • Transfer duty: partial concession, as the price sits between $800,000 and $1,000,000. Run the exact amount in the stamp duty calculator.
  • Deposit under the First Home Guarantee: 5% of $850,000, or $42,500, no LMI.
  • Loan: $807,500. For illustration, at 6.00% p.a. over 30 years the repayment is about $4,841 a month.

A $650,000 unit in Woy Woy is duty-free, needs a $32,500 deposit and the $617,500 loan costs about $3,702 a month; test both in the mortgage repayment calculator.

Commuters, relocators and investors

The classic Central Coast buyer is a Sydney household trading an apartment for a house and a commute. Keep the Sydney place as a rental and it becomes an investment property loan; lenders count a shaded share of the rent, and your tax and land tax position changes because it is no longer your main residence. Investors like the rental demand near Gosford Hospital and the Ourimbah campus. Holiday lets at Terrigal or The Entrance are different: lenders generally discount or ignore short-stay income, and a few limit loan-to-value ratios in coastal postcodes. Our lenders page explains the differences.

Which First Home Guarantee cap applies on the Central Coast?

At the time of writing we understand the Central Coast is treated under the $1,500,000 Sydney cap, as part of Greater Sydney, rather than the $800,000 regional cap. Housing Australia publishes the definitive address list, so confirm the property at housingaustralia.gov.au before you make an offer on the strength of the higher cap.

Can I get a Central Coast loan with less than a 5% deposit?

Possibly. Help to Buy needs only 2% if your income is under the caps and the price is within the current NSW limit, and a family guarantee can replace part of the deposit. Otherwise it is 5% with the First Home Guarantee or a larger deposit with LMI. Our low deposit home loans page compares them.

Does a flood-prone address near Tuggerah Lakes stop me borrowing?

No, but it changes the process. The valuer notes the flood classification, the lender may ask for evidence of insurance before settlement, and higher premiums feed into your living expenses. Some lenders are more comfortable with these addresses than others, so we choose accordingly.

How long does pre-approval take for a Central Coast purchase?

Typically a few business days once your documents are complete. Get pre-approval before you start inspecting so you can act quickly on a Saturday and so any scheme eligibility is confirmed rather than assumed. Pre-approval usually lasts about three months.
