Worked example: an upgrader using equity in Penshurst

Say you own a house in Penshurst with $760,000 still owing, and a lender values it at $1,400,000. You want to buy a $900,000 investment apartment in Hurstville without selling.

  • Usable equity: 80% of $1,400,000 is $1,120,000. Less your $760,000 balance leaves $360,000 that can be released without LMI.
  • That $360,000 covers a 20% deposit of $180,000, standard duty (an investor gets no first home concession) and costs.
  • Investment loan: $720,000. For illustration, at 6.00% p.a. over 30 years the repayment is about $4,317 a month, and your combined borrowing is assessed at your rate plus 3 percentage points, with only a share of the rent counted.

Can I release equity from my Hurstville home without selling?

Yes, if your income supports the larger loan. Lenders generally allow borrowing up to 80% of the valuation without LMI, and the difference between that and your current balance is your usable equity.
