Rockdale is one of the most established Nepali neighbourhoods in Australia, with restaurants and grocers clustered along the Princes Highway and around the station. It is also practical: the T4 Illawarra line runs to Central, Sydney Airport is across the Cooks River, and Botany Bay is a short walk down Bay Street.

  • The side streets towards Bexley and Banksia: Federation and interwar brick and weatherboard houses on modest blocks, some with granny flats at the rear.
  • Brighton-Le-Sands and Kyeemagh: apartments along The Grand Parade with bay views, and family homes in the streets behind.

Lenders treat these categories differently. Some apply high-density limits in 2216, most require a minimum apartment size (often 40 to 50 square metres, lender-dependent) with a lower LVR on small studios, and all read the strata report for defects and special levies. Worked example: a $750,000 apartment as your first home

Say you buy a two-bedroom apartment near Rockdale station for $750,000 as an Australian citizen or permanent resident buying your first home.

  • Transfer duty: nil, because the price is under the $800,000 exemption. Test other prices in the stamp duty calculator, which supports NSW.
  • Deposit under the First Home Guarantee: 5% of $750,000, or $37,500, with no LMI.
  • Loan: $712,500. For illustration, at 6.00% p.a. over 30 years the repayment is about $4,272 a month.

Without the guarantee, avoiding LMI would need a 20% deposit of $150,000; estimate the premium on a smaller deposit in the LMI calculator and the other costs in the upfront costs calculator.

Nepali-speaking home loans in Rockdale

Does the $800,000 duty exemption apply to apartments in Rockdale?

Yes. The scheme covers new and existing homes, including strata apartments, up to $800,000 for a full exemption and $1,000,000 for a concession, for eligible first home buyers who move in. Most one- and two-bedroom apartments in Rockdale fall within the full exemption. Confirm the current thresholds with Revenue NSW.

Can I use the First Home Guarantee on a Rockdale apartment?
