Worked example: a house-and-land package in Elara

Say you sign a land contract for $340,000 and a build contract for $400,000, a total of $740,000, as a first home buyer.

  • Duty on the land: nil, because it is under the $350,000 first home buyer exemption. The stamp duty calculator handles NSW vacant land too.
  • First Home Owner Grant: $10,000, because the total cost is under $750,000 and the home is new. Add conveyancing and site costs in the upfront costs calculator.
  • Deposit under the First Home Guarantee: 5% of $740,000, or $37,000, with no LMI.
  • Loan: $703,000, drawn in stages. For illustration, at 6.00% p.a. over 30 years the repayment once the home is complete is about $4,215 a month; during the build you pay interest only on what has been drawn.

How a construction loan works in a new estate

The land settles first and the builder is paid in progress payments, typically at slab, frame, lock-up, fit-out and completion, after the lender inspects each stage. Two local specifics matter. The lender values the finished home from the plans and nearby resales, which in a young estate can land below the land-plus-build figure. Frequently asked questions

Do I pay stamp duty on a Marsden Park house-and-land package?

As a first home buyer you pay duty on the land contract only, exempt up to $350,000 with a concession to $450,000 at the time of writing. The building contract carries no transfer duty. A completed new home on a single contract uses the $800,000 home exemption instead. Confirm with Revenue NSW.

When is the $10,000 First Home Owner Grant paid on a build?

For a house-and-land package the grant is normally paid at the first progress payment, not at land settlement, so it cannot form part of the land deposit. The total cost of land and build must be $750,000 or less. We build it into the funding plan at the right stage.

Can I use the First Home Guarantee on a construction loan?

Yes, with some lenders. The scheme allows house-and-land packages under the $1,500,000 Sydney cap, but only participating lenders that offer construction loans under the guarantee can do it, and their build timeframes and progress-payment rules differ. We check before you sign the land contract, because switching lenders mid-build is expensive.

What happens if the lender values my new home below the contract price?

You cover the difference with extra deposit, or the LVR rises and LMI may apply. Shortfalls are more common in new estates with few resales to compare against, and on contracts with expensive upgrades. We review the builder's inclusions before you sign and choose a lender whose valuers know the area.
