Housing Australia groups Newcastle and Lake Macquarie with Sydney and the Illawarra for the higher cap; move to Maitland or Cessnock and the $800,000 regional cap applies. The boundary follows the scheme's own address list, so check the property at housingaustralia.gov.au, and read our First Home Guarantee guide for the other eligibility conditions.

The NSW duty concessions do not change with the boundary: first home buyers pay no transfer duty up to $800,000, a tapering concession applies to $1,000,000, and the $10,000 First Home Owner Grant covers a new home up to $600,000 or a house-and-land build up to $750,000. Confirm current thresholds with Revenue NSW.

Worked example: a first home in Wallsend

Say you buy a three-bedroom brick home in Wallsend for $760,000.

  • Transfer duty: nil under the First Home Buyers Assistance Scheme. Try other prices in the stamp duty calculator.
  • Deposit under the First Home Guarantee: 5% of $760,000, or $38,000, with no LMI.
  • Loan: $722,000. For illustration, at 6.00% p.a. over 30 years the repayment is about $4,329 a month.

Compare a Maitland build: a $320,000 block plus a $400,000 build. Land duty is nil because the block is under $350,000, the $10,000 grant applies because the home is new and under $750,000, and the total sits under the $800,000 regional cap. Sydney relocators and investors

Many Newcastle enquiries come from Sydney households who now work remotely or commute a few days a week. Can I buy in Newcastle while keeping my Sydney home?

Do lenders treat a Port Stephens holiday home differently?

Often. A standard house you use yourself is financed as a second home or an investment, but income from short-stay letting is usually discounted or excluded from serviceability, and some lenders cap the loan-to-value ratio in holiday postcodes. Ask before you rely on projected letting income.

How does a house-and-land package in the Hunter get financed?
